Whether we like it or not, commercial real estate assets are being thrust into sustainability measures via tightening energy codes and mandated carbon/energy reporting and disclosures.
To stay compliant, buildings will need to evaluate where they stand and be prepared for inevitable interventions, both structurally and mechanically.
A property condition assessment (PCA) is the first step and provides an analysis into where a building is today. Our firm goes further and provides a comprehensive and holistic view of not only where the building is today, but where it needs to be and ultimately how to get it done.
NOI Consulting & Management is an MBE firm and proud to offer the highest value to our clients at competitive prices commensurate with the marketplace.
We have a unique and nimble team, unlike any other firm out there, together providing expertise and proficiencies in four key and distinct disciplines, which work cohesively and collectively impact asset performance and value.
Our analyses evaluate commercial real estate assets at every level and are synonymous to pre-construction assessments, but with additional beneficial components, such as building performance from both an energy management and financial and valuation standpoint. We consider quality, capacity and lifetime trajectory of building equipment, materials and structural integrity, particularly in their performance and ability to meet and maintain energy code compliance and regulatory requirements.
Through our work with over 100 Boston buildings for BERDO and BUEDO, our team intimately understands the landscape and challenges facing commercial real estate in Boston and beyond. Working with both building owners and the city in a productive manner is achievable and we have found success doing so, proudly representing UMASS, Emerson College, Mount Vernon, Senne and CBRE.
While a number of the above assets are newer, most, much like the majority of buildings in the city, and any city for that matter, will need extensive comprehensive interventions to building equipment, materials and practices in order to achieve energy code compliance now and in the future. Despite older buildings obviously needing the most attention, all commercial real estate assets have immediate needs.
Not only do we identify in the greatest detail where an asset stands and what it needs to do moving forward, but our firm is positioned and eager to perform the inevitable renovations and construction management process required to bring assets forward to where they need to be via our general contracting division.
We believe that any effort expended by our clients should generate value in line with their goals. Any resources used to simply check off a box without connecting back to the core values of the company is wasted. We maintain a holistic approach to assessing an asset that always takes into account the bottom line.
We understand that our clients have varying needs depending on the phase of ownership of their asset. We have the ability to customize asessment packages around three standard tiers; Silver, Gold and Platinum.
All data is good data. However, without proper context and without knowing what the data means for the potential direction of the asset, the data is useless to the principals that matter. All data is good data. However, without proper context and without knowing what the data means for the potential direction of the asset, the data is useless to the principals that matter. We provide a wealth information, install information technology at the physical location to collect data, and then we contextualize and provide clear meaning to what that data means to your asset. We then provide NOI focused solutions for the asset based upon the data that are highly customized to the clients overall goals and intentions for the asset.
